OLIVE ESTATE POLICY  

PAYMENT

  1. All payments should be made in favor of OLIVE NETWORKS LTD.
  2. Olive Estate will, on no account, accepts cash payment from any of its existing or new subscribers.
  3. All payments are expected on the last day of each month depending on when subscription was made.
  4. Transactions throughout the period of payment shall be interest free. Transactions carried outside the period are subject to attract extra charges.
  5. Upon subscription,6 months post-dated cheques are expected in the first instance, except payments made into Olive Networks accounts directly.

DEFAULT AND WITHDRAWAL CLAUSES

  1. Olive Estate has ZERO tolerance to withdrawals and refunds.
    However if it becomes inevitable, subscribers who wish to withdraw their subscription would be expected-
    (a) To provide another subscriber to whom their existing interest would be transferred within 90 days after which the investment will be termed as default which will be subject to revocation.
  2. Where a subscriber’s cheque is returned upon presentation, a sum of N5, 000.00 (Five Thousand Naira) only is payable by the subscriber in addition to the expected payment at the point of re-presentation.

ALLOCATION

  1. Allocation of land shall be done after full payment for the land, which includes payment for survey and legal documentations. This will be done in batches at a minimum of 50 (fifty) plots per allocation.
  2. At the point of allocation, the company will issue: Letter of Allocation, Deed of Assignment and a copy of the Global Certificate of Occupancy. The Perimeter survey shall be issued after site layout.

    Note: On the above subject, (allocation) I would need your opinion on legal documentation the customer is paying for. We are of the opinion that customers should execute their deed of assignment.

OTHERS

  1. Subscribers can commence developments on their land after site allocation has been done.
  2. No allotee would be allowed to contravene the Estate’s zoning ordinance.
  3. Construction of multi-tenement buildings popularly known as “FACE ME, I FACE YOU” is not permitted in the Estate.
  4. Each allotee is expected to do the fencing and the gating of their plot(s) within 18 months after allocation and build up within 5 (five) years. Where such is contravened, Olive Estate will not hesitate to enforce her right of revocation.
  5. Olive Estate can assist plot(s) owners to build on their land on terms and conditions to be mutually agreed upon by both parties.
  6. Increase in price will not apply to existing subscribers except where they are purchasing additional plots.

    NOTE: THIS POLICY IS SUBJECT TO REVIEW BY THE MANAGEMENT.
